Understand buyer-agent commission — what it is, and whether you need to offer it.

Buyer-agent commission is separate from the 0.50% your assigned licensed broker closing fee. It is entirely optional and negotiable.

Traditionally, sellers offered 2.5–3% to the buyer's agent to incentivize showings. Recent rule changes (following NAR settlement) mean buyers and their agents negotiate compensation separately.

You can choose to offer a buyer-agent commission, offer zero, or offer a flat amount. Your assigned licensed broker can advise you on what is typical in your local market before you decide.

Any buyer-agent commission you offer is displayed on the MLS listing and visible to buyers' agents. Adjusting this amount after listing is allowed at any time from your dashboard.
